Acquisition Criteria

Currently, KCS Estates is focusing its multi-family rehabilitation and development efforts in the states of California and New Mexico.

While every opportunity is unique, here are some property characteristics we value:

  • Location - easily commutable and/or within walking distance to neighborhood amenities
  • Ability to add economic value
    • Through rehabilitation of an existing multi-family property
    • Converting the use of a property site to multi-family from a use of less economic value (such as commercial or warehouse)
    • Development of an undeveloped parcel
  • Cap rate potential must meet minimum of 8%
  • 10-100+ units
